We therefore identified the need for a bespoke auction company and portal which led to the birth of Probate.auction & Resi.Auction. The auctions we hold are traditional Live-Stream auctions hosted every 6 weeks and more recently we’ve added Timed auctions (eBay style) which has been implemented to assist the needs of our clients and to avoid unnecessary delays once grants of probate or Letters of Administration are issued, allowing the team to fully support our clients and help them achieve the best outcome for the property in the most efficient time frame.
Due to the impact of Covid in 2020/21, Live-Stream and Timed auctions were born and the industry hasn’t looked back. Live Stream retains the essence of the traditional ballroom experience, a significant improvement from other replica concepts like modern method, whilst timed allows the client to have more control on the marketing period and day the property is offered under auction conditions. In both instances an exchange of contracts is enacted either via the fall of the hammer or when the last bid is placed under the timed process. Either way the property is SOLD to the highest bidder.
Live-Stream and Timed have made auctions more available to a wider demographic, the results and volume of properties being offered and sold is unrivalled, achieving property sales in less than a third of the time when you compare against traditional Estate Agent disposal.

We have an unrivalled understanding of what properties are best suited for auctions. Properties requiring modernisation or properties that may be problematic with issues such as condition, structural defect, short leases or occupier uncertainty do significantly better in an auction environment than via traditional estate agency.
The simplicity and speed of auctions are perfectly aligned with the requirements of property professionals. As a professional, time is in short supply and dealing with multiple calls from conveyancers and estate agents on multiple files is a pitfall of the job, but an essential one to reach a successful sale.
In our auctions, a seller’s integrity can never be in doubt. The property is placed in auction, legal documents uploaded and the rest falls on the hands of the auction house. Interest is generated via all property portals (Rightmove, Zoopla, On The Market and Essential Information Group) and to the existing database of over 200,000 people, a much wider cache than through a local high street estate agent.
